ENBut if a foreigner rents to another foreigner and they pay each other in USD via a foreign banking app, that means the money doesn't flow into Thailand, right? Because there's no exchange into Thai baht.

ENRight now in Thailand, the Thai baht is strong so you can exchange less foreign currency. Why is it strong? Because foreign investors are flocking to buy Thai bonds. Now there's a huge flood of cash into Thailand, causing the Thai baht to suddenly strengthen.
